We offer for sale a winery located on the hills of Calamandrana, close to Asti ( about 45 km from Turin, in Piemonte region North of Italy )) area particularly suited to the production of high quality wines.
Nebiolo, Barbera d’Asti, Cortese… .. for example .
It extends over 23 hectares, 11 of which to vineyards for the production of D.O.C. and D.O.C.G.The property consists of a covered area of approximately 2,000 square meters.
The cellar has been renovated keeping the old dry and exposed masonry and an area with exposed brick vault.
The bottles of the various vintages of production are preserved and displayed.
Main house portion composed of:
On the ground floor: an office, a large entrance hall, a large living room of about 40 square meters with windows that plunge into the greenery, a dining room, a kitchen, two bathrooms, two staircases and a large terrace of about 40 square meters.
On the first floor: bedroom, bathroom and small living room; master bedroom with wardrobe, bathroom and two terraces; two rooms with shared bathroom and a terrace, laundry room.
A tasting room with vaulted dry ceilings made with old solid bricks where to welcome guests for the tasting of the products, made with two communicating rooms and equipped with a guest bathroom.
Barricheria dug out of the tuff and covered with old bricks containing thirty barriques.
Natural “crotto” cave dug in the tuff with spring water that drips continuously.
The whole structure is protected by an integrated alarm system.
The total area of the property is about 25 hectares of which about 15 hectares are cultivated: 10 hectares of vineyards and 5 hectares of hazelnut-type “tonda gentile dop”. The vineyards are divided into:

Dolcetto, Moscato and Barbera
In spring 2017 the vineyard was added to Nebbiolo
In autumn 2017 the Barbera d’Asti docg NIZZA vineyard was harvested,
A large vegetable garden was built near the house and two small orchards were built with about fifty fruit trees for personal consumption.
